Catharine Inniss
REALTOR® & Strategic Waterfront Advisor
Since 2005, Catharine has been navigating the complexities of the Muskoka waterfront market – transforming a transactional industry into a highly consultative experience.
She doesn’t just sell cottages. She guides families through the financial, emotional, and legacy-driven decisions of shoreline ownership.
An intuitive ability to align buyers with properties that fit the exact rhythm of their lifestyle – not just knowing the inventory, but a deep, empathetic understanding of what a family truly needs.
It’s the difference between matching someone with a cottage and matching them with the cottage – whether they’re acquiring their first generational retreat or navigating a complex estate transition.
Catharine’s expertise extends far beyond the MLS. Specializing in the Big Three – Lake Muskoka, Lake Rosseau, and Lake Joseph – while serving the broader Muskoka Lakes region, she’s a recognized authority on waterfront assets. She frequently speaks at events such as Seeing Beyond the Horizon and Women & Wealth, and is leading a Cottage Succession Planning seminar in June 2026, collaborating with financial advisors and wealth managers to educate clients on shoreline asset management.
For Catharine, the closing is never the end of the relationship. It’s the beginning of a long-term advisory role, built on candor, ethics, and a shared love for the lakes.
Built on proprietary analysis, not borrowed dashboards.
Most agents rely on generic, high-level brokerage overviews. Catharine’s strategies are built on proprietary, ground-up market analysis – hyper-local metrics that actually dictate a successful sale.
Granular price-band liquidity
Where in the price ladder buyers are actually transacting on each lake – not where the headlines say they are.
Sell-through & rejection rates
How often properties at each price tier are clearing vs. sitting – a real-time gauge of buyer leverage.
The Golden Window
The precise seasonal launch window for each shoreline, calibrated against the past six years of buyer behaviour.
Your property is priced and positioned based on real-time buyer leverage and true market-clearing data – not gut feel and round-number guesses.

Lenore Inniss
I plan and run our listing marketing end-to-end – crafting strategy, producing photo, video and virtual tours, and building social campaigns that reach the right buyers.
Creative & distribution
My background in sales, marketing, and photography lets me combine creative storytelling with data-driven distribution – so our properties get seen by more of the people who matter, not just more people.
Teaching the field
I’ve been trusted to teach workshops for brokerages and REALTORS® across Muskoka on growing their social media presence and reaching more people with effective marketing.
Why Muskoka
Muskoka holds a special place in my heart. I grew up spending summers at a Muskoka cottage, and now I love sharing the beauty and community that make this place unforgettable.
Beyond the work
Beyond Cottage in Muskoka, I serve as Chair of Friends of the Muskoka Watershed – a science-based environmental charity focused on protecting Muskoka’s lakes and forests for future generations.
When I’m not working, I’m usually outside exploring with my dog Olivia.
